In July 2016, Remedy delivered a new 22-bed orthopedic hospital for UCHealth in the rapidly growing Pikes Peak Park neighborhood of northern Colorado Springs, easily accessible from I-25, a major north-south interstate highway connecting Colorado Springs to Denver. The facility is part of UCHealth’s strategic plan to expand its hospital network along the Colorado Front Range and throughout the state. The orthopedic hospital is also helping address Colorado’s need for improved access to specialized orthopedic and emergency medical care.
The specialty hospital provides high-quality community care in a smaller, more convenient environment than a traditional hospital. The facility was designed to provide personalized service and care similar to a boutique hotel. Amenities like free Wi-Fi®, a play area for children, a coffee station, and comfortable waiting areas help patients and visitors feel welcome. Remedy successfully delivered the project on time and on budget. With a focus on orthopedic surgery and 24/7 emergency services, the orthopedic hospital has exceeded expectations, and UCHealth has partnered with Remedy again to build a medical office building on the campus that will offer orthopedic, sports medicine, imaging, and physical therapy outpatient services.
With 15 locations, Healthcare Associates of Texas (HCAT) is one of the largest, independent multi-specialty practices in the Dallas-Fort Worth market. The physician group wanted to execute its growth plans with a new flagship clinic in the city of Irving, just northwest of Dallas. Remedy has been HCAT’s longtime landlord in several locations and was selected by the group to develop, finance, and operate the flagship clinic. A highly visible site along Highway 161 was selected, and Remedy negotiated acquisition of the land in parallel with the pre-development and planning process.
The 94,154 square foot clinic was designed for maximum efficiency and patient throughput, with a pod-based exam room design that can be replicated throughout the facility and in future clinics to facilitate the rotation of physicians and mid-level providers across the HCAT network. Critical, high-volume diagnostic services, including a full imaging suite, cardiology and nuclear medicine, and lab facilities, are integrated into the first floor. The building also houses an after-hours clinic, sleep lab, and pharmacy.
The Southeastern Spine Institute (SSI) is the largest medical practice in South Carolina specializing in spinal and orthopedic care. SSI needed a new facility to consolidate and grow its ambulatory surgery, imaging, and diagnostic services. However, SSI first needed to sell its existing buildings in Mount Pleasant. Remedy offered to develop the new facility and provide an inventive sale-leaseback transaction that created flexibility for SSI to vacate its existing buildings upon completion of the new development.
Tenet Healthcare’s East Cooper Medical Center wanted to align with SSI by locating the group’s new facility on its hospital campus. Remedy negotiated the acquisition of the development site on the campus and made it possible for SSI, its surgical partner USPI, and the hospital to each design and execute their own leases within the building. The end result is a dynamic facility that combines the expertise of three leading healthcare providers with modern office space, procedure rooms, MRI and imaging room, physical therapy suite, sterile processing center, and ambulatory surgery center.
